What are my voting rights in the Condominium Association?

There are 62 units in Quartz Cove at the Quarry, a Condominium, and the owner of each unit has one indivisible vote which may be cast in all matters which require a vote of the owners. Voting rights and procedures are described in the By-laws of the Association.

Do I have to be a member in any other Association? If so, what is the name of the Association and what are my voting rights in this Association? Also, how much are my assessments?

Yes. The Master Association is The Quarry.

What restrictions exist in the Condominium Documents on my right to use my unit?

Each unit is restricted to residential single-family use and may not be regularly occupied by more than two persons per bedroom. Pets must be controlled. Other restrictions may be found in the Association’s documents.

Am I required to pay rent or land use fees for recreational or other commonly used facilities? if so, how much am I obligated to pay annually?

How much are my assessments to the Condominium Association for my unit type and when are they due?

Regular assessments based on the Association’s annual budget are payable quarterly, in advance, due on the first day of January, April, July and October. Please refer to the Budget for exact assessment amount. 

Is the Condominium Association or other mandatory membership association involved in any court cases in which it may face liability in excess of $100,000?

All litigation is settled you can just say no there is no litigation at the current time.
